SootSpec
For homeowners and property owners

From the first call to a finished, odour-free property.

Eleven phases, one contractor, one contact person. Every phase ends with a check that must pass before the next one starts, and everything is documented for your insurer.

Phase 10

Finished is proven, not assumed.

Room-by-room check

  • Visual inspection in good light
  • White-cloth wipe test, photographed
  • Smell test with the heating on and the room closed, by someone who did not work on the job
  • Moisture at target values
  • Electrical and appliance sign-off

Handover file

  • Photos before, during and after
  • Drying and moisture logs
  • Odour treatment logs
  • Waste and disposal records
  • Partner certificates (electrician, asbestos, engineer)
  • Signed handover protocol

Follow-up

  • Check-in 2–4 weeks after handover
  • Second check after the first heating season, when odour and corrosion would show
  • Written list of anything not treated, and why
  • Care instructions for the owner

One contact person

One person handles you, the insurer, the housing association and the neighbours for the whole job.

Your insurer gets what it needs

Emergency measures reported the same day, a damage report, an itemised estimate and written approval before major work.

How we work with insurers →

Licensed work stays licensed

Electrical, asbestos and structural work is done by licensed specialists. We coordinate them so nothing is closed too early.

Tell us what happened.

Send us photos and the address. We confirm the scope, the price basis and the start date before anyone goes on site.
