Smoke odour elimination and sealing

The smell is removed, not covered. Smoke compounds sink deep into plaster, wood and insulation, and warmth releases them again. That is why smell that was only masked comes back when the heating goes on.

When you need it

  • Smoke smell remains after cleaning
  • Before painting a smoke-damaged room
  • Smell from a neighbouring fire has come through walls or ventilation

Why it matters

Masking fails

Fragrance and normal paint hide the smell for a while. Warmth and humidity bring it back.

Stains bleed through

Smoke residue migrates through ordinary paint and shows as yellow-brown stains.

The order matters

Deodorising over contaminated material only treats the air. The source has to go first.

Our procedure

Remove the source

Charred and deeply smoked porous material is taken out first.

Clean every surface

Including cavities, the inside of cabinets and the backs of fixtures.

Thermal fogging

Deodoriser carried into pores and cavities. Smoke detectors are covered and the alarm company is informed first.

Ozone or hydroxyl treatment

Ozone only in empty, sealed spaces: no people, pets or plants. Aired out before anyone re-enters.

Seal with shellac-based primer

Locks remaining residue and odour under the finish and stops stains bleeding through.

Retest warm and closed

After 24–72 hours with the heating on, because warmth is what brings odour back.

Why sealing matters

BEFORE Residue left in the pores, painted over with normal paint Odour and stains bleed through when the room warms up. AFTER Source removed, cleaned, deodorised, then sealed Finish paint Shellac primer Porous plaster Structure

Equipment

For contractors and property managers: Odour treatment and sealing can be ordered on its own, for example after another company has done the cleaning but the smell is still there.

Questions

Is ozone dangerous?

Yes, to people, pets and plants. That is why we only use it in empty, sealed rooms and air them out before anyone goes back in.

Can you guarantee the smell is gone?

We retest in a warm, closed room before handover and check again after the first heating period. If the source has been removed and sealed correctly, the smell does not come back.

Why shellac?

Shellac-based primers block smoke residue and odour far better than water-based paints, which let stains bleed through.
